A CMBS distress signal is an early warning that a property financed with commercial mortgage-backed securities is in financial trouble — such as the loan transferring to special servicing, entering the watchlist, or reporting debt-service coverage below its threshold. Because CMBS loan data is publicly reported, these signals often surface distress before it is visible in the building itself.
