Lease stability risk

Part of REAiL’s plain-language glossary of commercial real estate terms for brokers.

Lease stability risk is the likelihood that a signed commercial lease fails to deliver what was negotiated — through ambiguous language, missing terms, inconsistencies between the LOI and the final document, or provisions that shift cost and risk to the tenant over the term. Brokers manage lease stability risk by comparing the lease against the negotiated business terms before signature.
